These are the questions we have been frequently asked during our first week of Flexmls being live and the new Feature Forms being available. Please use this to find your answers on some unfamiliar questions.

There are many tips and definitions on this page, so we recommend clicking Ctrl + F (on all computers) to find the information you are looking for.

INPUT LISTING, DIFFERENCE BETWEEN:

PARCEL NUMBER, TAX MAP NUMBER, TAX LOT, TAX BLOCK

Parcel Number: The Tax Account #

Tax Map Number: First 8 digits of the map and taxlot

Tax Lot: Subdivision Lot Number

Tax Block: Subdivision Block Number

 

1. The "video" category must have an embedded link. See how here.

2. The "virtual tour" category is just regular URL link. This is what is syndicated to Zillow.com that you may see in the Facts and Features Category as a hyperlink.

If you do not see "Virtual Tour: View Virtual Tour" hyperlinked in the listing, first doublecheck that it was inputted correctly or send Zillow a message to force data communication.

 

ODOM

Days on Market will no longer accrue while a property is pending. Once a property is pending, the DOM will freeze and should the sale fail for any reason and it goes back active the property will begin count DOM again.

When a property is not active for 60 days (withdrawn or terminated), then you may reset for 0 days on market. You do this by terminating the listing, and making a new listing active.

 

AREA, ADDITIONS AND SUBDIVISIONS

Currently you would be using the Subdivision field as you would use the additions field. The additions will match the county records and be specific. This means you will get best results by using Map Overlays or click your keyboard’s “Ctrl” button to select multiple subdivisions.

Flexmls will not have sub-additions. The MLSCO Executive Committee will revisit this going forward.

 

Real Estate Owned

Many Realtors® have recently been marking their Listing Conditions as “Real Estate Owned (Bank Owned)”, which means that the bank owns the property. REO properties are owned by the bank. This would have been Bank-owned in Rapattoni. For any typical home listing with a mortgage/bought with cash, it should be marked as “Standard” - unless it meets the other criteria.

WHAT’S A SHORT ID?

The short ID is the portion of your login ID minus the “ore.” prefix. For example, if your login ID is “ore.54321”, your short ID will be “54321”.

 

Assessment Y/N

If your seller has made you aware of an assessment or you were able to determine there is one otherwise, you should mark yes to this field.

 

Agency Represent

When Exclusive Agency is selected on the agreement type field then you will need to indicate whether or not there is actually agency representation, so that cooperating brokers know if the seller is represented or on their own.

 

LISTING AGREEMENT

Exclusive Agency vs Exclusive Right to Sell

This is information that is written in your listing contract, which you may use as a reference when answering this question. This is where you identify if the listing agreement is Exclusive Agency or Exclusive Right to Sell.

Exclusive Agency: The exclusive agency listing contract authorizes the listing broker, as exclusive agent, to offer cooperation and compensation on a blanket unilateral basis, but also reserves to the seller the general right to sell the property on an unlimited or restrictive basis. This type includes limited service listings.

Exclusive Right to Sell: The exclusive right-to-sell listing is the conventional form of listing contract in that the seller authorizes the listing broker to cooperate with and to compensate other brokers.

You may write N/A if you have no commentary.

 

GARAGE SPACES:

This is the number of parking spaces that are in the garage.

 

ACCESSORY DWELLING:

An Accessory Dwelling Unit (ADU) is a room or set of rooms in a single-family home that has been designed or configured to be used as a separate dwelling unit or alternatively, a separate structure on residential property that has been designed or configured to be used as a separate dwelling unit.

To be considered an Accessory Dwelling Unit (ADU), the structure must be smaller than the main house and have:

  • Private entrance (An attached ADU may have a door connecting it to the main house, but it can't be considered an ADU if that is the only entrance)

  • Kitchen

  • Sleeping area

  • Bathroom facilities with a bathing area (i.e., shower or tub)

The kitchen must have:

  • Cabinets

  • Countertop

  • Sink with running water

  • Stove or stove hookup (hotplates, toaster ovens, microwaves, etc. are not a substitute for a stove)

 

OCCUPANT TYPE:

This is the type of occupant, i.e. owner, vacant, tenant.

 

Potential Tax Liability

If a property is currently receiving a deferral for taxes for example, for Seniors, Farm, or Historic Preservation, you would note that with this field. This is most commonly found in county records and is a way to notify potential buyers that the taxes could change when ownership of the property changes. 

 

IF RENTED, LEASE END DATE:

This would be the date of the end of the lease if the property is currently rented.  This will help identify to potential buyers how long the property will have tenants.
